Starting my own agency seemed like a fun and easy idea in the beginning. It was portrayed to look easy by all the courses and “gurus” who promoted the idea of starting your own agency. You may be able to manage such a business part time, as you have less pressure to develop new business from scratch and the existing employees can handle the work at the coal face and deal with clients during the day.
Whether a client is referred to you or they found you through some other means, sooner or later they are going to leave you. SEO is a business with a high churn rate… it’s very rare that someone will stick with you as a client for three years.

I’ve been reading SEO research for 12 years as I have been an SEO consultant for that long. It’s very rare that someone actually tells you their methods for getting clients. Wish I had read this 12 years ago.
The third challenge you are going to face is getting clients, so you may have to spend good amount of money sourcing for clients both online and offline. You may have to make cold calls, talk to clients face-to-face, run ad campaigns online, etc.
